Construction Project Manager - Special Projects (Tampa)
WellMed Optum Florida | Real Estate & Facilities | Florida (Regular Travel Across Clinic Portfolio) ABOUT THE ROLE The Special Projects & Security Manager owns the projects that keep WellMed Optum Florida’s 94 primary care clinics running, looking right, and secure. Reporting to the Head of Real Estate & Facilities, this role leads our clinic rebrand, small renovations and build-outs, clinic consolidations and closures, and the physical security program across the state. This is not a full-time construction, security, or project management role. It combines all three, and the work changes week to week. We’re looking for someone with a construction, facilities, and security mindset who likes variety and is comfortable owning a project from the first walk-through to the final invoice. Construction work is small in scale, with typical projects in the $100,000–$200,000 range. As WellMed Optum Florida builds its own standalone organization, this role will help create an internal capability backed by a strong bench of contractors and vendors under direct contract, so projects are delivered faster, at better cost, and with minimal disruption to patients and staff. WHAT YOU’LL DO Rebrand & Clinic Refresh Programs • Lead the rollout of the new brand across the clinic portfolio, including exterior and interior signage, paint, finishes, and other branded elements. • Build a repeatable rollout model (scope, budget, schedule, vendor, clinic communication) that can be applied clinic by clinic. • Schedule work around clinic hours and coordinate with clinic leadership to minimize disruption to patients and staff. • Track rollout status, costs, and punch items across all locations and report progress to leadership. Clinic Consolidations, Relocations & Closures • Assess what a receiving clinic needs to absorb a consolidation, from space and layout changes to equipment, IT, signage, and security. • Plan and manage the physical work to move out of a closing clinic and prepare the space for return to the landlord. • Coordinate with Real Estate on lease obligations and landlord requirements, and with IT, clinical operations, and vendors on move logistics. Small Construction & Renovation Projects • Manage renovations, build-outs, and infrastructure improvements, typically $100,000–$200,000 per project. • Develop scopes, budgets, and schedules; obtain and compare bids; and recommend contractor selection. • Review contracts, proposals, change orders, pay applications, and invoices, and hold contractors to scope, cost, and schedule. • Conduct site visits during construction and manage permitting, inspections, punch lists, closeout, warranties, and turnover to Facilities. Physical Security Program • Own the physical security function across the clinic portfolio, including access control, security cameras (CCTV), and burglar and intrusion alarms. • Manage security vendors and contracts, including service levels, monitoring, and response. • Set security standards for clinics and new or renovated spaces, and coordinate system installs and upgrades with IT and vendors. • Follow up on security incidents and system issues, and track recurring problems and fixes. • Support workplace safety initiatives as the program develops. Vendor Network & Contracts • Build a regional network of qualified general contractors, electricians, low-voltage and security integrators, signage vendors, and specialty trades under direct contract. • Reduce reliance on layered subcontracting and markups by contracting directly where it improves cost and quality. • Onboard new vendors, including licensing, insurance, pricing, and service expectations. • Negotiate pricing and terms, benchmark costs, and track vendor performance. Cross-Functional Partnership • Partner with the Facilities Manager on building conditions, maintainability, and turnover of completed work. • Work with the Manager, Real Estate & Workplace Operations on lease requirements, landlord approvals, and documentation. • Coordinate with IT, clinical operations, branding, legal, procurement, finance, and landlords as projects require. • Keep a clear pipeline of active and upcoming projects with status, budget, risks, and next steps. WHAT YOU’LL BRING Required Qualifications • 7 years managing projects across a multi-site portfolio in facilities, construction, real estate, or security. • Hands-on experience managing small construction and renovation projects with general contractors and specialty trades. • Working knowledge of physical security systems such as access control, cameras, and alarms, and of managing security vendors. • Strong understanding of contracts, including bidding, negotiation, change orders, pay applications, and invoices. • Experience with rollouts across many locations, such as rebrands, signage, refreshes, or equipment upgrades. • Comfortable switching between project types and working in a lean, fast-moving organization. • Ability and willingness to travel regularly throughout the Florida clinic portfolio. Preferred Qualifications • Owner-side experience at a multi-site operator in healthcare, retail, restaurant, banking, or a similar environment. • Security or project management credentials such as CPP, PSP, or PMP. • Experience with clinic or medical office projects completed in occupied spaces.
