Investment Sales Specialist (High Ticket Sales)

Job Description Job Description Investment Sales Specialist (High Ticket Sales) Role At JHB KY we buy houses quickly and ethically for cash. The Investment Sales Specialist owns everything that happens after a contract is signed — pricing it, routing it to the right exit, selling it, and getting it to the closing table. This is the seat where margin is won or lost. Two identical contracts can produce a $7,000 fee or a $22,000 net depending on how they are priced, who they are shown to, and which door they leave by. You own that decision, the buyer relationships that make it possible, and the number. You are also the last line of defense against fallout. When a buyer walks, or a price is wrong, the answer is a renegotiation and a re-marketing plan — not a cancellation. Every contract that dies costs us the full acquisition cost of getting it. This is a production role. Scoreboard-driven. Outcome-based. Requirements What skills, experience, and qualifications must the candidate bring ● Experience: 1 years in a sales, dispositions, or investor-facing real estate role with a proven track record of exceeding quotas. ● Software Stack: Proficient in Salesforce and Aircall preferred but not required. Ability to learn quickly is a must. Comfortable with MLS, PropStream, or equivalent, and mass text/email tools. ● Soft Skills: DOG mentality required. Driven, Obsessed, Gritty. ● Technical Skills: Comping and pricing (ARV, as-is, and rent comps), repair scope validation, high-volume outbound to a buyer database, negotiating price and terms with sophisticated investors, contract and assignment paperwork, title and escrow coordination, buyer qualification (proof of funds, verified buy box, track record). – All preferred but not required. ● Compliance: Working knowledge of — or willingness to learn fast — wholesaling and disclosure requirements in Kentucky. We do this by the book and do not cut corners. ● Working Hours: Core hours are 8:30 am – 5:30 pm ET Monday through Friday, but this is a sales role. We're available when our buyers are. Must be available as needed for evening and weekend showings and calls. ● Reliable transportation and a valid driver's license — you will be at properties. Responsibilities What the person will be doing day-to-day and week-to-week. ● Price every new contract the day it is signed and publish a written exit recommendation — assignment, wholetail, creative, or retail — with the numbers behind it. ● Market every contract to the buyer database: a one-to-many blast plus targeted one-to-one outreach to buyers whose buy boxes actually fit. ● Coordinate property access, showings, lockboxes, and contractor walkthroughs. ● Negotiate fee, terms, earnest money, and timelines with buyers. Collect non-refundable EMD where appropriate. ● Qualify buyers before we take a property off the market — proof of funds, verified buy box, closing track record. A buyer who cannot close costs us more than no buyer at all. ● Build and maintain the buyer database: verified buy boxes, contact cadence, and disposition history. Grow it every week. ● When a property is not moving, diagnose why and act — re-price, re-market, renegotiate with the seller, or recommend a different exit. Escalate before the deadline, not after it. ● Manage marketing and showings on held inventory and private listings through to sale. ● Coordinate with title, attorneys, and the transaction coordinator to get every deal to the closing table. ● Give the Home Buying Specialists direct feedback on contract quality, condition notes, and pricing accuracy — the sell side sees the truth first. ● Report weekly on pipeline, days-to-assign, average fee, and at-risk contracts. ● Maintain a clean and updated CRM. Expectations How success will be defined in behavior, values, and cadence. ● Attend daily and weekly team meetings/trainings and report progress. ● Communicate proactively and professionally with team, buyers, and sellers. ● Complete tasks by assigned deadlines with a high degree of accuracy. ● Demonstrate accountability and initiative in assigned projects. ● Participate in ongoing training and process improvement initiatives. ● No surprises. A deal in trouble gets flagged the day it is in trouble. ● Own the number publicly. Average fee and fallout rate are posted and reviewed weekly. Key Numbers The quantifiable performance metrics tied to this role. ● $25,000 average fee — no contract with real spread leaves through a small-fee door ● 7 days or less from signed contract to assigned or listed ● Fallout/cancellation rate at 25% or below ● 100% of new contracts priced with a written exit recommendation within 48 hours of signing ● 5 new verified buyers added to the database per week ● Held inventory cleared on the schedule set with ownership — properties sold, not just marketed ● 100% of notes, buyer activity, and pipeline status in CRM same day (Salesforce) Who We Are What We Do In One Sentence We solve real estate problems by helping homeowners sell with certainty, speed, and integrity — creating win-win outcomes for sellers, buyers and our team. Our Purpose To create clarity and relief for homeowners in stressful situations while building skills and wealth for our team. Our Big, Hairy, Audacious Goal (BHAG) To help 600 homeowners by 2029. Our Mission Joe Homebuyer KY delivers ethical, transparent home-buying solutions with honesty, humility, and integrity. We take ownership in every transaction, building trust and win-win outcomes for our clients and communities across Kentuckiana. Our Core Values — HHIT ● Humble: We check egos at the door. Titles don't matter — results do. We ask questions, accept feedback fast, and care more about getting better than being right. If you need credit, praise, or constant validation, this won't be the right fit. ● Hungry: We don't do "minimum expectations." Hungry means you want more — more skill, more reps, more responsibility, more upside. We notice who leans in, asks for more at-bats, and treats this like a career, not a shift. ● Integrity: We do the right thing when no one is watching and especially when it costs us in the short term. No manipulation, no half-truths, no cutting corners. Our reputation matters more than any single deal. ● Take Ownership: No victims. No finger-pointing. No excuses. If something breaks, we fix it. If something is unclear, we clarify it. If results are off, we own it and adjust. "That's not my job" is not a phrase used here. Who We Hire — DOGs ● Driven: You don't need to be chased. You don't wait to be told. You show up early, move fast, and take pride in production. You like scoreboards, metrics, and knowing exactly where you stand. ● Obsessed: You care deeply about doing the job well. You think about conversations after they end, wondering "How could I have done that better?" You want to master the craft, not just survive the day. This role rewards people who take ownership of outcomes — not just tasks. ● Gritty: You can take rejection, pressure, and challenging conversations without folding. You don't get emotional when things get hard — you get sharper. You understand that growth comes from discomfort, and you don't run from it. Benefits and Perks ● $40,000 base (annual increases). ● 5% of collected assignment fee, unlimited — plus a percentage of net profit on wholetail and creative exits, so you are paid for routing the deal correctly rather than fastest. ● Bonus schedule tied to clearing held inventory. ● 10 days of PTO per calendar year plus Holidays. ● Paid personal and professional development training. ● Monthly/Quarterly/Annual Bonuses. ● Career development for individual contributors and future managers. \nCompany Description Joe Homebuyer is owned alongside Dumpster Today.
