Commercial Property Manager

Accentuate Staffing is currently recruiting for a Commercial Property Manager to assist with several commercial properties located in Raleigh & Fayetteville. The Property Manager is involved in all aspects of day-to-day operations of the property, including tenant relations, leasing, maintenance and repair, security, janitorial services, landscaping, snow removal, etc. The Property Manager handles tenant issues and service requests and must be familiar with the terms of tenant leases. The Property Manager assists in the preparation of the annual budget, reporting, and financial performance of the property. This is a salaried position and is based in Raleigh, NC. This role may require spontaneous travel to Fayetteville, NC. Responsibilities: Detail oriented and excellent communication Ability to work well under pressure Self-motivated and self-directed Excellent people skills Ability to assert oneself and deliver tough news Exemplary time management and follow through skills Ability to work with staff to solve problems, to take direction, and to function as part of a team Manage accounts receivable for all incoming rent payments Respond to tenant requests/problems in a timely and courteous manner and generate work orders to vendors or maintenance staff Follow-up with tenant(s) to verify satisfactory resolution of any issues Send floor plans/proposals and conduct property tours for prospective tenants Ensure that there is 24-hour emergency coverage for the property at all times Conduct periodic inspections of the property and tenant spaces to confirm compliance with leases and the proper upkeep of the property Properly maintain property, floor plans, and lease files so that they are kept up to date in accordance with company policy Coordinate tenants move-in’s, including an introduction letter regarding emergency contacts, insurance requirements, rent collection procedures, and maintenance request procedures Become proficient with AppFolio, Google Drive, and other company systems Coordinate data entry of all property information into company software programs and establish reporting protocols for maintenance requests, preventative maintenance, vendor and tenant Certificates of Insurance and key lease date tracking Obtain quotes and supervise construction and maintenance projects Maintain filing and record keeping systems Assist in the production of monthly and annual property reports Maintain online and physical marketing materials for available properties Assist with company accounting (ie., Accounts Receivables/Payables) Requirements: Commercial Property Manager experience (3 years preferred) Strong working knowledge of G-Suite systems Proven ability to lease vacant suites

Senior Quality Assurance Inspector

About the Role The Senior QA Inspector is responsible for performing — and training others on — first-article, in-process, rework, and final inspections of rigid and flex PCB assemblies, cable assemblies, packaging, and raw materials. You’ll utilize a range of precision tools and applications to document findings and ensure compliance with IPC standards. This role requires strong technical inspection experience, a deep understanding of electronic assemblies, and the ability to collaborate effectively with manufacturing and engineering teams. You will report directly to the Manufacturing QA Manager and regularly communicate with production and engineering leadership. Qualifications Extensive QA inspection experience with electronic and cable assemblies . Strong understanding of IPC-A-610, IPC/WHMA-A-620, and IPC J-STD-001 standards (certifications a plus). Ability to read and interpret assembly drawings, BOMs, MOs, routings, and work instructions . Proficient in the use of inspection tools such as microscopes, x-ray machines, micrometers, calipers, multimeters, and digital documentation tools. Computer literacy with Microsoft Outlook, Access, Teams, and related programs. Excellent written and verbal communication skills. Basic knowledge of electronics and component identification.
