Position Overview 10 Federal is hiring a Director of Construction to lead construction of self-storage, commercial, and other real estate projects across the U.S. This individual will lead the construction process from permitting through closeout, ensuring projects are delivered on time, on budget, and to the highest standards of quality and compliance. Key Responsibilities Partner with Development and Investments during feasibility, due diligence, and predevelopment Advise on constructability, entitlements, and site logistics to align with underwriting and project goals Lead contractor selection, scope definition, bidding, and contract negotiations Support budgeting, schedule planning, permitting, and early-stage risk analysis Manage day-to-day construction for self-storage ground-up, renovation, and expansion projects, and other company development projects Review contractor draw requests, and change orders for budget alignment and facilitate with lender Track construction schedule and report variances Conduct site visits to monitor progress and resolve issues Ensure full compliance with construction documents, permitting, zoning codes, and OSHA regulations Resolve field challenges efficiently using a data-informed, solution-oriented approach Responsible for recruiting, hiring, training, leading and mentoring internal construction staff Oversee general contractor and subcontractor performance Coordinate closely with internal teams and external project partners Provide regular reporting to the VP of Development, including KPIs and risk updates Oversee final inspections, occupancy certification, closeout documentation, and handoff to Clients for lease-up Key Qualifications Bachelor’s degree in a technical field (CM, Engineering, Architecture) OR equivalent professional experience (5 years) in supervisory roles where you have demonstrated mastery of the same technical requirements. Proven track record of managing multi-million-dollar projects from bid through turnover. Prior experience completing projects on time, within budget, and to the required standards of excellence. Proven experience mentoring, developing, and managing successful internal employees/teams. Exceptional problem-solving skills with the ability to quickly synthesize critical data, gain consensus among multiple constituencies, and make tough decisions. Demonstrated success identifying potential risks, developing mitigation strategies, and proactively driving a solution-oriented process throughout the project lifecycle. Extremely sound financial acumen with exceptional judgment. Outstanding communication skills, both oral and written, with the ability to quickly gain trust/credibility and clearly communicate across many different experience levels within/outside of the organization.
