Job ID: 779570 Position: Maintenance Mechanic Department: FL- FWC Location: Bryant Building 620 South Meridian St. Tallahassee, FL 32399 Duration: 08 Months JOB DESCRIPTION: Performs daily inspections of the Bryant Building HVAC systems including all associated system components. Performs minor repairs to HVAC systems and components as needed. Reports any major malfunctions to direct supervisor. Performs minor repairs and modifications to Bryant Building plumbing and electrical systems and other equipment. This includes, but not limited to: adding or removing electrical outlets, lighting fixtures, lighting ballast, replacing light bulbs, replacing flush valves on plumbing fixtures and making necessary thermostat adjustments. Performs preventive maintenance to Bryant Building equipment and maintains necessary files and documentation on same. This includes, but not limited to, air filters, lubrication of motors, and shaft bearings. Performs and records monthly inspections of Bryant Building Life Safety components, to include but not limited to: Fire Extinguishers, Emergency Lights, Exit Lights, and Fire Doors. Performs daily inspections of the interior of Bryant Building to ensure that janitorial contractor is providing satisfactory service. Minor cleaning will be performed when conditions warrant action prior to janitorial staff arrival at night. Performs daily inspections of the exterior of the Bryant Building to include but not limited to: sidewalks, parking lots, and building roof. Assist with office relocations within the Bryant Building as well as FWC satellite offices located within the Tallahassee, Leon County area, also assist with the assembly of office furniture. Maintains the Bryant Building security system, to include but not limited to: programming security access cards, deleting cards of individuals who are no longer with the Agency, maintaining communications between Bryant Building and Berkeley Building systems, provides security reports as requested by Division/Office/Institute Leadership. Contacts and schedules outside contractors as needed for repairs that cannot be performed in-house. Serves as point of contact for Agency staff housed in the Koger Center Office complex and reports any maintenance issues directly to Koger Property/Maintenance staff in a timely manner. Performs On-Call assignment by remaining available to return to work during an off-duty period. Responsible for carrying Agency assigned cell phone to respond to after-hours maintenance and/or emergency calls associated with the Bryant Building. KNOWLEDGE, SKILLS, AND ABILITIES MUST have Commercial building maintenance experience . NOT residential property or apartment maintenance experience. Engineering Manager, Development Services

Engineering Manager, Development Services Orange Water and Sewer Authority (OWASA) OWASA seeks an enthusiastic Engineering Manager to lead our Development Services team. This position ensures that external projects affecting OWASA water, sewer, and reclaimed water systems are designed and constructed appropriately, and that water and sewer system capacities are adequate to meet the planned growth envisioned by the Towns and UNC. Key responsibilities: Manages a six-person Development Services team which includes two Engineering Associates, two Engineering Technicians and two Construction Inspectors. Ensures that all expansion, extension, and relocation work performed by external entities (developers, contractors etc.) on OWASA’s water, sewer and reclaimed water systems are accomplished in accordance with local, state and federal regulations, and OWASA’s Manual of Standards, Specifications, and Design, ordinances, policies, Standard Operating Procedures, and administrative guides. Regularly meets with internal staff and external project teams to clarify requirements, facilitate resolution of design challenges, and help prevent and resolve constructability and other issues. Maintains strong relationships with appropriate staff at the Towns of Carrboro and Chapel Hill, UNC-Chapel Hill, Orange County, and NCDOT to ensure coordination with the Towns’ and UNC’s plans and policies for growth and development, and to facilitate mutual understanding and efficient coordination of program activities, interests, policy and requirements with those of the partner agency. Develops and manages financial partnership utility agreements with developers, the towns, UNC, Orange County, and NCDOT for OWASA utility improvements through completion and reimbursement for betterment. Ensures that water and sewer system capacities are adequate for new development construction by tracking and monitoring new wastewater flows or water demands. Provides Professional Engineering oversight and sealing of OWASA’s Manual of Standards, Specifications, and Design, including managing all activities to ensure this document is up to date and in accordance with all local, State and Federal guidelines for water, sewer, and reclaimed water construction. Recommends changes to fee policies, structures, and rates to ensure that fees charged for plan review and construction observation reflect OWASA’s cost-of-service. Provides annual near-term forecasts of new meter equivalents based on available information from project submittals. Qualifications: Six years of experience, including two years in a supervisory role, working with engineering practices used in the design, permitting, and construction of public water and wastewater projects. Professional Engineer license. Excellent written, verbal and interpersonal communication skills.
